Planning Consent for 81 bed Care Home on Worsley Site Acquired by HPC

We are delighted for our client, Angela Swift Developments (Worsley) Limited, that Salford City Council planning committee has supported the planning officer’s recommendation to grant planning permission for a proposed 81 bed care home on the site of the former St Joseph's Convent, Greenleach Lane, Worsley.

The proposal will bring this vacant site back into meaningful use, meeting an identified unmet need for new care beds in the area. The planning officer said this would be an “efficient use of the former convent site in providing specialist accommodation to meet the needs of older people. The development would also provide employment opportunities and wider social and economic benefits”, and also that the “the development is considered to provide a sympathetic and visually cohesive response to its residential surroundings”.

HPC acted on behalf of Angela Swift Developments in acquiring this site, and subsequently provided the Care Home Need Assessment submitted with the planning application. Having considered this, the Planning Officer commented that “it is considered that there is clear evidence of a need for additional care accommodation within Salford” and also that “the proposal would therefore make a meaningful contribution towards meeting the identified need for specialist accommodation for older people and would increase the availability of modern, purpose-built care accommodation within the western part of the city.”

The acquisition of this highly sought after site, together with the successful outcome of the planning application, demonstrate the added value of the synergy between our Agency and Consultancy experience.
