Successful Outcome in Bedfordshire Planning Appeal

HPC provides an assessment of Care Home Need in support of new development

Inspector, Appeal Decision

HPC is pleased to announce that outline planning permission has been granted on appeal for a new care home in Bedfordshire. The appeal followed Central Bedfordshire Council’s previous decision to refuse permission in June 2024.

The Planning Inspectorate has now overturned that decision, giving the green light to the development, which will be situated on the outskirts of Sandy.

The approved plans involve the demolition of existing buildings on the site and the construction of a purpose-built, 2½ storey 80-bedroom care home (Use Class C2). Key features will include:

Ø Lounge and dining day spaces

Ø Café bistro for residents and visitors

Ø Hair and nail salon

Ø Ancillary services and staff offices on each floor

Ø Secure landscaped gardens

Ø Spacious en-suite bedrooms

Ø Purpose-designed servicing and car parking

The HPC Care Home Need Assessment comprised a key document for consideration during the appeal Hearing and was specifically referenced by the Inspector within the Decision dated 16th July 2025.
